This Short-Term Rental Agreement (“Agreement”) is entered into as of (“Booking Date”) between:

Early check-in and late check-out are subject to availability and must be approved by Host in writing.
Total rental rate: . A security deposit of is due at booking. The security deposit will be returned within days of checkout, less any deductions for damage, excessive cleaning, or policy violations.
The maximum number of guests permitted to occupy the Property is . Violation of this limit may result in immediate termination of this Agreement without refund.
Guest agrees to abide by all House Rules provided separately. Key rules include: no smoking indoors, no unauthorized parties or events, no pets unless explicitly approved, quiet hours from to , and no subletting or re-renting of the Property.
Guest is responsible for any damage to the Property or its contents caused by Guest or Guest’s invitees during the rental period. Host reserves the right to charge the Guest’s payment method on file for documented damage exceeding the security deposit. Guest shall report any damage or maintenance issues to Host immediately upon discovery.
Cancellations made more than days before check-in: full refund less booking fee. Cancellations made – days before check-in: % refund. Cancellations within days of check-in: no refund. No-shows: no refund. Host reserves the right to cancel due to property damage or force majeure; Guest will receive a full refund in such cases.
The following are strictly prohibited: commercial filming or photography without written consent; use of the Property for any illegal activity; exceeding maximum occupancy; unauthorized pets; events or parties with guests beyond the maximum occupancy limit; smoking inside the Property or within feet of any entrance.
To the fullest extent permitted by law, Host shall not be liable for any injury, loss, damage, cost, or expense of any kind arising from Guest’s use of the Property. Guest assumes all risk of injury or damage to persons or property arising from use of the Property and its amenities.
Guest agrees to indemnify, defend, and hold harmless Host and Host’s agents, employees, and successors from and against any and all claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising from Guest’s use of the Property or breach of this Agreement.

This Agreement constitutes the entire agreement between the Parties and supersedes all prior discussions. Modifications must be in writing and signed by both Parties.
