This Property Management Agreement (“Agreement”) is entered into as of between:
Property Owner: (“Owner”)
Property Manager: (“Manager”)
Owner engages Manager to manage the short-term rental property located at (“Property”) on the terms set forth herein.
Manager agrees to provide the following services: listing creation and optimization on agreed platforms; guest communication and booking management; check-in and check-out coordination; cleaning coordination between stays; routine maintenance scheduling up to the spending limit in Section 4; supply restocking; and guest review management. Manager shall not list the Property on any platform not agreed upon in writing by Owner.
Owner agrees to pay Manager a commission of % of gross rental revenue collected. Commission is payable within days of the end of each calendar month. Manager shall provide a monthly statement of all revenue, fees, and expenses.
Manager is authorized to approve routine maintenance and repairs up to per occurrence without prior Owner approval. Repairs or improvements exceeding this amount require written Owner approval except in emergency situations where immediate action is required to prevent further damage or ensure guest safety. Manager shall notify Owner of all emergency expenditures within 24 hours.
Owner shall maintain property insurance adequate for short-term rental activity, provide Manager with access to the property, ensure all appliances and systems are in working order at the start of this Agreement, and promptly respond to Manager communications requiring Owner decisions.

This Agreement commences on and continues until terminated. Either Party may terminate with days written notice. Owner may terminate immediately for cause, including fraud, gross negligence, or material breach. Upon termination, Manager shall transfer all booking records, guest communications, and Property access to Owner within business days.
Manager’s liability to Owner shall not exceed the total commissions paid to Manager in the months preceding the claim giving rise to liability. Manager is not responsible for acts of guests, natural disasters, or property conditions existing prior to this Agreement.
